Pricing and Payment

We will give you the best price at the time of booking your stay. This may fluctuate if you choose not to accept the price at that time.

Under 18’s are not permitted to book the property.

Cancellations

You have to pay 100% of your stay at the time of booking if the arrival date is more than 90 days from the booking date. The remaining balance (50%) will be due 60 days prior to your arrival date. You will be contacted via email with a payment link for the remaining balance, which will be payble immediatley.

If your booking is cancelled more than 60 days before your arrival then no charge will be made and you will receive a full refund of the amount paid.

If your booking is cancelled 60 days or less before arrival, you will be charged for the full amount of your booking and no refund will be given for monies paid.

If you reduce the length of your stay less than 60 days before arrival by more than one night, then you will be charged the full amount of your original booking. This does not apply to bookings of 3 nights or less for which the full amount will be due if the change is made less than 60 days before your arrival.

In the event of a no show or booking reduction after your arrival date, full payment for the original booking will be payable and no refund will be due.

It is possible to take out insurance against you having to cancel your holiday and you might want to consider doing this if you are worried about having to make a last-minute change to your stay.

Arrival and Departure

Rooms are available from 15.00 (3pm).

Check out time is 10.00am unless otherwise arranged.

You will be send the code for the keysafe (esafe) at 12pm on day of arrival by text to mobile phone and the booking email address.

Children

Children of all ages are welcome but we do not have the facility to accommodate extra beds in the room, other than a travel cot for babies. This is free to use and is located in the shed.

Reasonable Usage

We ask that you respect tour neighbours and keep noise to an acceptable level. Quiet time is between 10pm-9am. In extreme circumstances we reserve the right to terminate a booking for unacceptable conduct. We reserve the right to refuse bookings for large single sex groups, under 21’s or Hen / Stag parties.

Liability

Other than for death or personal injury caused by our negligence or misrepresentation, our total liability to you is limited to the price of the booking and to the fullest extent permitted by law all warranties are excluded and in no circumstances will we be responsible for any indirect or special damages.

We will not be liable for failure to perform to the extent that the failure is caused by any factor beyond our reasonable control.

You are responsible for any damage or loss caused to us or our property by your act, omission, default or neglect and you agree to indemnify us and to pay us on demand the amount reasonably required to make good or remedy any such damage or loss.

Items left in or outside of the property are done so at the owners risk.
